NOTIFICATION The following variation to the Change of land use, envisaged in the AHUDA General Town Planning Scheme (Master Plan) of Hindupur Municipality, which was sanctioned vide G.O.Ms.No.39, Municipal Administration Department, dated 06.03.2024 and published in Part-I of the Andhra Pradesh Gazette No.326, Dt: 07/03/2024 is proposed in exercise of the powers conferred by Section 15 of Andhra Pradesh Metropolitan Region and Urban Development Authorities Act, 2016 (Act No.5 of 2016) is hereby published as required by sub–section (4) of the said section.

1VARIATION The site situated in Sy.Nos. 391/3, 393/4, 394/1& 394/2, Revenue Ward No. 26, Sadasiva Nagar, Hanuman Nagar, Hindupuram, Sri Sathya Sai District and the boundaries of which are shown in the Schedule here under, and which is earmarked in the AHUDA General Town Planning Scheme (Master Plan) of Hindupur Municipality, sanctioned vide G.O.Ms.No.39, MA&UD Department, dated 06.03.2024, is hereby designated to the deletion, re- alignment, and reduction of the proposed 60'-0"wide Master Plan road to 40'-0"wide And change of land use from Road (Transportation Use) to Residential Use in the approved Master Plan of Hindupur Municipality by variation of realignment as shown in the revised part of proposed land use map G.T.P.No:02/2026/A, Anantapur. The detailed plan and records are available in the office of the Hindupur Municipality, and the Anantapuramu-Hindupur Urban Development Authority

(AHUDA), Anantapur, subject to the following conditions:

1. The applicant shall obtain prior technical clearance from the competent authority before commencement of any development activity at the site under reference.

2. The title and Urban Land Ceiling / Agricultural Land Ceiling aspect shall be scrupulously examined by the concerned authorities before issue of building permission/development permission, and it must be ensured that the best financial interests of the Government are preserved.

3. The owners/applicants are solely responsible for any misrepresentation with regard to ownership / title, Urban Land Ceiling clearances etc.

4. The owners/applicants shall be responsible for any damage claimed by any one on account of change of land use proposed.

5. The change of land use shall not be used as the sole reason for obtaining exemption from the provisions of Urban Land Ceiling Act, 1976. The change of land use shall not be used as the proof of any title of the land.

6. The above change of land use is subject to the condition that may be applicable under the Urban Land Ceiling, Act, 1976 and A.P. Agriculture Ceiling Act.

7. The applicants shall handover the portion of the re-aligned Master Plan road passing through the applicants’ site through a registered gift deed at free of cost to the authority concerned.

8. Any other conditions as may be imposed by Vice Chairman, Anantapuramu- Hindupur Development Authority, Anantapur.
